Project story

The Capital Gate project incorporates a five-star Hyatt hotel with 188 bedrooms and 15 levels of office space. Mace provided project management services to deliver the efficient scheme and our facilities management business ensured a smooth handover of the project - reducing normal handover time by 50%.

The building's cardinal facade is 51% more efficient than a standard typical facade in restricting solar heat to the building. This reduces its energy consumption by 15% through the ventilation air conditioning system.

The building's efficiency is increased by the cooling criteria being based on average year round summer and winter conditions, so the outdoor ventilation rate changes every hour to accommodate fluctuating temperatures. The building also boasts an efficient potable water and plumbing system for extra efficiency.

An advanced building technique was used to shape the building. Diagrid technology requires less structural steel than a conventional steel frame which reduces cost as well as benefiting the environment. The diagrid is formed by creating triangular structures with diagonal support beams.

Hall of fame

The tower has 35 levels, including the basement, and includes a five-star Hyatt hotel. The lower levels include a mezzanine floor, three restaurants, offices and basement plant rooms and the 19th floor hosts a fully featured spa and outdoor pool.

The tower was named as the 'World’s Furthest Leaning Man-made Tower' by Guinness World Records. At 162 metres in height, Capital Gate leans a stomach-lurching 18 degrees westwards, more than four times that of the Leaning Tower of Pisa. This was achieved by a precambered core building technique, using a core of concrete built slightly off-centre and reinforced with steel.
