hyperscale capacity prepared for future fitout

  • Supported the growth of Pure DC's Brent Cross Campus by delivering the cold shell for Building 2, enabling future fitout and contributing toward the planned 70MW capacity.
  • Improved delivery efficiency on a highly constrained urban site through enhanced logistics, optimised welfare and office arrangements, and coordinated access routes.
  • Generated social value by engaging more than 1,100 students, creating 13 local job starts and supporting 44 candidates through pre-employment programmes.

The Pure DC Campus at Brent Cross is one of North London’s most significant digital infrastructure programmes, supporting the region’s growing hyperscale demand. Building 2 forms the next major phase of development and will help progress the campus toward its planned 70MW total capacity, with Building 1 already providing 20MW of operational capability.

The project is situated within a tightly constrained environment bordered by the A406 North Circular, Brent Reservoir and SSSI land, live business premises, and an operational data centre. With 45% of the footprint occupied by the new structure, the team adopted a highly coordinated delivery strategy to maintain efficiency and programme certainty. A disused industrial unit was repurposed by Pure DC to create high quality welfare and office accommodation, while a park and ride system, logistics hub, and controlled access routes supported smooth site operations.

Modern methods of construction played a key role in managing the site’s spatial constraints and improving build efficiency. Offsite manufacturing was adopted for key components such as prefabricated service highway units, helping to simplify future fitout and reduce underground design complexity. A modular strategy was also explored at tender stage, providing scalable options that align with the long term development plans for the campus.

As the design evolved to meet future capacity needs, the programme was refined accordingly. Close and continuous collaboration across the project and client team enabled early procurement and coordinated design development, ensuring progress remained on track throughout.

The project also continues to contribute to the local community. More than 1,100 students have engaged through educational sessions, work experience, and T Level placements. Thirteen local job starts have been created to date, with seven sustained beyond 26 weeks, and 44 candidates have been supported through pre employment programmes. These initiatives align with wider commitments to developing skills and employment opportunities across North London.

A solution focused approach has guided delivery from the outset. By bringing together the client, design teams, and supply chain partners, the project has successfully navigated site constraints, evolving design requirements, and programme pressures to progress the cold shell works that will enable the campus’ next phase of growth.
