From conception to completion, Como delivered this state-of-the-art office fit out in just eight months, working closely with the client to ensure it was completed ahead of schedule.

A feat of ingenuity and inventiveness; we delivered 50,000 square metres of cutting-edge office space in record time for global investment bank Nomura’s consolidated European headquarters in London.
The brief was challenging. Nomura signed the lease on 1 Angel Lane in August 2009, and staff in its Lehman's office, which they had recently acquired, had to move out of their premises by September 2010. Our priority was to get space fitted out for the dealers along with supporting facilities by July 2010 – when people would start moving in - with further sections completing in August.
The client recognised that the programme was the main driver for the project and put together a crack team with experience of delivering high-quality fit out in short timescales. Como worked with the architects, designers and other contractors to deliver the swift and collaborative response needed.
Points of note
A gigantic footprintWe delivered a high-quality and robust corporate work environment for 4,500 people, including 1,500 dealers. The 51,000 square metre space includes trading positions over three floors, a 210-seat auditorium, a staff restaurant with private dining area and a fully equipped gym, general office space, staff amenities, meeting rooms and client hospitality facilities.
Technical inventivenessThe high-quality features needed technical inventiveness; alongside bespoke LED lighting for dealer floors. We installed 1,500 water-cooled dealer desks – the largest installation in Europe at the time. The in-desk cooling offsets directly the heat load generated by the equipment, helping reduce the risk of system crashes, which is vital in the world of investment banking.
Speed and quality go hand in handAs one of the fastest fit outs ever completed for a project this size, 1 Angel Lane is also a testament to high-quality work. Following completion, 1 Angel Lane won the ‘Fit out of Workplace’ category at the regional 2011 British Council for Offices’ London and South East Awards.
Environmental excellenceThe project was awarded BREEAM’s ‘Excellent’ rating due to using considerate construction methods, actively managing air and dust pollution, using low emission materials and managing site waste responsibly.
Risk managementAlthough Nomura had drawn up a comprehensive risk register during the preconstruction phase, the speed of delivery meant that risk profile of the project changed frequently. We worked with them to define the top ten risks weekly, and the overall risk register every month. With such a tight programme our team could not afford to take the risk of a specialist going bust and delaying the job, so we made sure the key trades were duplicated to guard against this and to avoid putting all our eggs in one basket.
