Residential and student accommodation
From high-rise luxury apartments to private and affordable housing and student accommodation, our residential sector expertise is in tune with city living and today's property market.
Acting either as the developer or working with private developers, local authorities, housing associations and community agencies, we have made a difference to urban living worldwide. Creating new builds, mixed-use developments, refurbishing and converting older properties - including listed buildings - our residential projects cover a range of markets and price points.
We work across all elements of the building lifecycle, from funding developments through to construction, operation and maintenance. We pool our experience and knowledge to give clients the confidence and expertise to meet their needs. With a bespoke offer for every client, we can ensure maximum value without compromising quality.
What we offer
Our residential teams have a wealth of experience across both public and private sector residential schemes, as well as refurbishment and mixed-use development projects. From developing investor opportunities and putting together funding solutions to unlock stalled developments, through to project management, construction and operation, our teams can meet your project needs.
Track recordWe have an extensive track record in the residential sector and are committed to raising the quality of housing both in the UK and abroad. We bring our understanding of how to maximise a development site, while delivering commercially viable projects and highly desirable addresses, for both public and private sector clients.
The residential sector is a key cornerstone of our business, and one in which we thrive. Our projects to date have included some of London's finest residential schemes, including Highpoint - the largest Private Rented Sector (PRS) development on GLA land and winner of PRS Deal of the Year at the 2015 Resi Awards – the 42-storey luxury South Bank Tower overlooking the River Thames, the high-end Jumeirah Beach Residences in Dubai and accommodation for athletes at the London 2012 Olympic and Paralympic Games.
Maximum value, minimum costOur knowledge of residential market conditions is constantly growing and developing. This helps us to deliver a project on time, within budget and to specification, as well as identifying cost savings and opportunities for greater efficiency, both in the short term and over the lifespan of the working relationship. This supports increasing the potential sales revenue for the client.
Understanding student accommodationStudent accommodation is a niche area that requires an in-depth understanding to deliver contemporary housing that meets competitive market requirements. As well as experience as an operator, project manager and contractor on over 20,000 units across the UK, Mace Developments is delivering student accommodation through a combination of joint ventures with land owners and universities and our own wholly-owned development subsidiaries.
A bespoke offeringDrawing on our varied development, construction and project management experience, we can tailor a solution to a client's specific needs. We can deal simultaneously with the technical, planning, contractual, financial and stakeholder management issues, while our knowledge of both modern and modular technology can help to create a range of delivery solutions, each involving a fast, efficient construction in any environment.
The best of modern livingWe handle small as well as big projects, from single homes to large high-rise residences. Greenwich Square, for example, is a three-hectare regeneration scheme in south London, with 50% of the 645 new homes to be delivered as affordable housing or shared ownership.
Refinement and refurbishmentIn addition to creating new builds from scratch, Mace has successfully converted listed buildings into luxury apartments. For example, we were appointed as construction manager for a project involving an early 19th century Grosvenor Estate building in central London. The facade and listed elements were restored and refurbished, while the remainder was demolished to make way for modern residential units, leisure facilities and parking.
Good for the communityWith all of our projects, we are sensitive to the needs of the communities in which we are working – whether that involves specific traffic management, working on a logistically constrained site, or tailoring our approach to the specific environmental requirements of an area. At our central London projects, for example, we have invited students from Westminster University to site, to show them the work taking place near where they're studying and to encourage future careers in construction.
“Mace has successfully delivered a very complex construction project which entails extensive re-use of existing structures, basement construction adjacent to 100 occupied flats, new built construction and an 11-storey extension of an existing 31-storey tower [South Bank Tower].”
“In Assam Place, the team at Mace did a brilliant job of developing an asset that balances historic preservation and the sophisticated amenity and living spaces required by residents today.”
