Nestled in the heart of London’s financial district, 40 Leadenhall sits proudly as an iconic addition to the city’s skyline. Blending state-of-the-art design with historical significance, the development features a sleek, tapered-glass façade with external terraces. Meanwhile the interior utilises  flexible floor plates to provide customisable spaces for a diverse range of future tenants.

The Grade II listed building located on Billiter Street is a great example of the adaptive reuse of heritage assets. Woven through centuries of neighbouring developments, 40 Leadenhall has been restored to offer multi-functional office and commercial spaces. From luxurious ground-floor independent retailers and a restaurant to unrivalled views of London’s iconic skyline, including protected views of St Paul’s Cathedral.  

As principal contractor, Mace oversaw every stage of the project whilst ensuring safe, smooth, and seamless delivery. With the logistical challenge of a densely populated city-location, pre-fabrication, BIM modelling and off-site production quicky became instrumental. A total of 1,750 sub-assemblies and over 80% of the M&E services’ prime costs were completed off-site. The results? 75% reduction in waste, 20% decrease in embodied carbon, and a programme saving of 177,510 hours. By executing the basic principles of Construction to Production (C2P), Mace’s Construct Specialist Services team delivered with higher precision, better quality control, and a 200% increase in productivity.  

In 2023, the building was awarded ‘Most Innovative Commercial Project’ reflecting its outstanding performance and credibility, in addition to the final sustainability accreditations BREEAM Excellent, WELL Platinum, NABERS 5*, SMART, and RESET setting a new standard for skyscrapers across the city.
