• The development comprises two residential towers, at 26 and 31 storeys high and two ten-storey pavilions connected by a high-level inhabited bridge.  
• Mirrored off-site manufacturing utilised at our award-winning Jump Factory for N08 (Victoria Plaza), resulting in 40% vehicle reduction and 60% fewer people on site.  
• With one floor taking just 50 hours to complete and consisting of 96 factory made parts, programme time significantly reduced allowed a for a faster delivery.

Innovation has been central to the N06 East Village project, driven by a forward-thinking client and subcontractor team. Mace was appointed to construct N06 in East London’s East Village, featuring two residential towers (26 and 31 storeys) and two ten-storey pavilions connected by a high-level inhabited skybridge. This project follows the success of N08 (Victory Plaza), where the team pioneered the award-winning jump factory, reducing safety risks and improving delivery speed. 

For N06, the team developed a digitally driven offsite manufacture and assembly approach called High Rise Solutions. In a UK first, both façade and structural components were delivered as sub-assemblies, adopting a unique approach pioneered with Hickory in Australia. This method ensured each floor was installed fully enclosed, significantly reducing project time and height-related risks. 

By converting site activities to an offsite assembly process, the team drastically reduced programme times, improved safety, and minimized local disruption. Each floor consists of 96 factory-made components, pre-assembled in a controlled environment before onsite installation. This production line approach allowed for 95% of components to be pre-assembled. 

The team used digital engineering solutions to track components, enabling ‘just-in-time’ delivery with consistent quality. Using parametric modelling tools and AI, High Rise Solutions designed and manufactured the structure and façade offsite, ensuring a faster and guaranteed programme. 

The project also brought benefits like reduced waste and less transport. Local workers were trained in multi-skills, opening new career opportunities and enhancing their skillsets.
