Jumeirah Beach Residences | Mace
Comprising 35 towers, each up to 46 storeys, and the associated infrastructure and transportation to support the entire mixed-use development, the two million square metre Jumeirah Beach Residences spans 1.7km of Gulf shoreline and incorporates four hotels as well as residential, retail and some commercial space. As project manager on what was the largest ever single-phased residential scheme, Mace delivered against an extremely fast track programme, achieving completion on schedule, 40 months after works began. The client, Dubai Properties, also appointed Mace to manage all costs associated with the development through cost management consultancy.
Mace was responsible for coordinating a large multi-national workforce that numbered in excess of 22,000 at construction peak, while also maintaining a healthy and safe working environment for the thousands of people on site, including many people who spoke English as a second language. A strategy was formulated to mitigate the significant logistical challenges posed by an island site served by a single road, requiring traffic movements to be strictly regulated. Extensive infrastructure works were a significant part of the overall programme, from a landmark bridge to a district cooling system. The latter uses a network of underground pipes to deliver cool air and water to all the development’s buildings from a single, central source.
